Betongold Elite, based in Mannheim, sources and screens German residential real estate – new builds (KfW 40 / QNG), listed buildings and renovated stock – for family offices and international investors, and accompanies the purchase through financing and notary. Properties are presented in a personal call, not in public listings. Meetings in German, English and Turkish.
Why German residential property?
German residential real estate is regarded internationally as a conservative asset: a regulated rental market with stable demand in growth regions, a notarial land register system that secures ownership, and a financing market with long fixed-interest periods.
For investors outside Germany the challenge is rarely capital – it is access and process: which location, which property, which figures can be trusted. That is where we work.
What we source.
- New builds, KfW 40 / QNG: declining-balance depreciation and, if all conditions are met, special depreciation under § 7b of the German Income Tax Act.
- Listed buildings (Denkmal): increased depreciation on the certified renovation share under § 7i.
- Renovated existing stock: established locations, existing rents, verifiable owners' associations.
- Multiple units or whole buildings from our developer network, availability on request.
Not offered: care homes, senior or assisted living.

A confidential video call with the managing director: objectives, horizon, volume, asset classes, financing and tax position. The result is a written search profile.

We match your profile with properties from our network of developers and owners – many of them not publicly listed – and screen location, tenant structure, condition and figures.

Review & decision
We walk you through each property by video: figures, assumptions, risks. Tax questions are aligned with your tax adviser; we are happy to speak to them directly.

Transaction
Reservation, financing coordination, purchase agreement and notarisation in Germany – in person or by notarised power of attorney. Afterwards, handover to the property management.
Outcome Completion
We do not publish listings. Every property is presented in person.

Frequently asked questions
Can non-residents buy residential property in Germany?
Yes. Germany does not restrict the acquisition of residential property by foreign buyers. The purchase is notarised by a German notary and registered in the land register. Financing by German banks for non-residents is possible but assessed case by case.
Which properties does Betongold Elite offer?
Residential properties in Germany: new builds meeting the KfW 40 standard with QNG certification, renovated listed buildings and energy-efficiently renovated existing stock. We do not offer care homes or assisted living.
In which languages do you work?
German, English and Turkish – in person in Mannheim or by video call.
Where can I see your current properties?
We do not publish listings or prices. After an introductory call we present only properties that match your search profile and have passed our screening.
Do I have to travel to Germany?
Not necessarily. Calls, property presentations and document exchange take place digitally. The notarisation can be carried out by a representative on the basis of a notarised power of attorney.
How is rental income taxed?
Rental income from German property is taxable in Germany. How it is treated in your country of residence depends on the applicable double tax treaty. Please involve a tax adviser with international experience – we coordinate with them.
